Terms & Conditions for Strawberry Field Cottages and The Snug at South Newlands Farm
Please Read – COVID-19 NOTICE – For all bookings arranged between April 1st and September 1st 2020. Please read the additional amended terms and conditions text at the foot of this page.
Welcome: We look forward to welcoming you to our cottages Should you you make this booking you are entering an agreement with us. Please read our terms and conditions of booking.
Prices: The price includes self-catering accommodation only for Strawberry Fields Cottages, a continental breakfast is available for one night stays in The Snug on request at a small additional charge. We accept the following forms of payment.
Cash, Debit and credit cards ( Not Amex or Diners), BACS by prior arrangement..
Pets: Dogs may be permitted by prior arrangement small charge made but assistance dogs are free
Cancellation and Insurance; One you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellation made up to 60 days before your booking you will not be liable for the total balance. For cancellations made after that time or failing to take your booking without cancelling you will be liable for the total amount. For this reason you may wish to take out cancellation insurance. Compared to the price of a holiday, insurance should be inexpensive and can be obtained from any good broker.
Non-availability; We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you. Then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival after 4pm; Please confirm an approximate arrival time after 4pm.
Departure 10.00am please be ready to leave your accommodation by 10am on the day of departure. Unless otherwise arranged. Your bill for accommodation and any extras or services taken during your stay is payable on departure or earlier.
Damage and breakages. Please take care with our accommodation. You are responsible and liable for any damage or breakages which you cause to the accommodation or its contents. Please report as soon as they occur. We do not normally charge for minor breakage, but we may send an invoice for repair or making good if the damage or breakage is significant.
Liability. We do not accept any liability for any damage loss or injury to any member of your party or any vehicle or possessions. Service contracts are in place for mobility aids we offer but they are used entirely at your own risk.

COVID-19 Amended Terms and Conditions
During this unsettling time we have decided to amend our terms and conditions for specific bookings that have been made at South Newlands Farm.
If you have booked a stay at South Newlands Farm between April 1st and September 1st 2020 and you have made that booking directly with us, these changes apply to you.
The amendments do not apply to bookings that have yet to be made.
The amendments do not apply to bookings made through a third party operator.
What are the changes and how do they affect you?
Any booking placed in the period may be cancelled free of charge.
At your discretion, your booking deposit or total amount paid can be returned via BACS direct to your bank account or provided as a voucher equal to the amount paid to South Newlands Farm.
Vouchers can be sent in the post or by email.
Vouchers can be used at a future date as long as we have availability.
If you would like a voucher, to avoid disappointment contact us at your earliest convenience especially if you are keen to book the same dates in 2021.
We hope this amendment will help everyone.
Being a small business ourselves we require some income to cover our overheads but we also recognise your concerns. At no time do we want you to be out of pocket because of something beyond all of our control.
We are aware of the vulnerability of our guests and will do our very best to protect them whilst they are here, but nothing is assured. We also have a duty of care to our staff.
